It’s called a mortgage recast, and almost everybody trips on the wrong move first — the one that feels responsible and changes nothing about your bill. I’m David Lurvey, a licensed mortgage broker (NMLS 410420), and here’s the real math on a $400,000 loan at 6.5%: – The setup: 30-year fixed, principal & interest about $2,528.27/month. Five years in, the balance is about $374,442 – ❌ The trap almost everyone falls for: you send an $80,000 lump “to principal.” The balance drops to ~$294,442… and next month’s required payment is STILL $2,528.27, to the penny. An extra principal payment shortens the loan — it does NOT lower the payment. Your cash is locked in the walls – ✅ The recast: for a flat ~$250 fee, your servicer re-amortizes the new $294,442 balance over your remaining 25 years at the SAME 6.5% — and the required payment drops to about $1,988. That’s roughly $540/month back, without touching your rate – Recast vs refinance: a refi costs $6,000–$10,000, is a whole new loan, and trades away the low rate you swore you’d never give up. A recast is ~$250, the same loan, one form — rate untouched – The rules: mostly a conventional (Fannie Mae / Freddie Mac) feature — FHA and VA generally can’t; most servicers want a $5,000–$10,000 minimum lump; it does NOT change your rate or payoff date, only the required payment – 🏆 The pro move: recast for the lower payment, then KEEP paying the old $2,528 anyway. Same fast payoff as before — but the low $1,988 is now your safety floor if life ever gets tight.
